Gurvinder Singh and Ashwini Singh must pay 360 Property Management Limited $720.18 immediately, being rent arrears to 20 January 2023.
The Bond Centre is to pay the bond of $1,680.00 (3275783-006) to 360 Property Management Limited immediately.

Both parties attended the hearing.
The landlord has applied for rent arrears, water rates arrears, compensation, refund of the bond, and reimbursement of the filing fee following the end of the tenancy.
The Tenant agreed to paying the Landlord for the rent arrears, water rates arrears, change of locks and filing fee. The Tenant did not agree to the claim for cleaning.

Did the tenant comply with their obligations at the end of the tenancy?

At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986. The tenant is required to replace worn out smoke alarm batteries during the tenancy. See section 40(1)(ca) Residential Tenancies Act 1986. The tenant must also replace standard light bulbs.
The Landlord submitted the Tenant did not leave the premises reasonably clean and tidy. The Landlord claimed they had to clean kitchen cupboards, kitchen floors, the oven, bathroom cabinets, skirting boards and remove a few items left behind.
The Landlord provided photographs of the ingoing and exit inspection reports. They also submitted they gave cleaning guides to the Tenant when they moved in so the Tenant was given information as to what was considered clean and tidy.
The Tenant disputed the cleaning, submitting the Landlord should have been present on the day they vacated to inspect and advise what needed to be remedied. The Tenants could have rectified any issues on that day. Instead the Landlord attended the property the next day. If they had to pay something, it should be between $70-80.00 because they understood it was only the oven that required cleaning.
In considering the evidence, it appeared there was more than just the oven to clean as shown in the exit inspection photographs by the Landlord. It is also at the discretion of the Landlord as to when they attend the property for the final property inspection and a cleaning guide demonstrating the expectations for cleaning was provided to the Tenant. I am satisfied the amount sought is reasonable.
The amounts ordered are proved.
As 360 Property Management Limited has wholly succeeded with the claim the Tenant must reimburse the filing fee.
The Landlord claimed the filing fee for a previous hearing relating to the same tenancy however that should have been claimed at the time of those proceedings. The claim is declined.
Name suppression has not been granted to the Tenant as they have not been successful in this matter.
