The tenancy ended on 21 June 2023. The landlord provided rent records which prove the amount owing at the end of the tenancy: 32 days at $470.00/week, less $45.72 part paid: $2,102.86.

At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.

The drapes also required cleaning to restore them to a serviceable state, so that they would not require replacement (they had not been cleaned by the Tenant, the Landlord says). The cost of cleaning the drapes came to $462.00. I approve this claim based on the paid invoice provided.
The Landlord’s photographs show a significant amount of rubbish left behind at the premises at the end of the tenancy. The cost of removing the rubbish came to $750.00. I approve the Landlord’s claim.
The Landlord’s photographs also show the lawns had not been mowed and the gardens had not been weeded. The Landlord engaged a contractor to mow the lawns, at a cost of $80.00.
The sky aerial was missing at the end of the tenancy. It was present on the roof at the start of the tenancy and was not found on the roof or at the premises on inspection by the Landlord at the end. The cost of replacing the sky aerial (including aerial and parts, labour and service fees was $299.01. I approve this cost.
Because Rotorua Investments Limited As Agent For Eva Glen Limited has wholly succeeded with the claim I must reimburse the filing fee.
