The tenancy ended on 18 August 2023. The landlord provided rent records and water invoices which prove the amount owing at the end of the tenancy. There is no remaining bond to apply towards these amounts.
At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit.
The tenant did not leave the premises reasonably clean and tidy and did not remove all rubbish. There were large items of furniture left behind in the garage and internally, and rubbish in the laundry needed tidying. While generally the property looks reasonably clean, some of the kitchen cupboards and the oven needed to be cleaned. Responsibility for damage
A landlord must prove that damage to the premises occurred during the tenancy and is more than fair wear and tear. If this is established, to avoid liability, the tenant must prove they did not carelessly or intentionally cause or permit the damage. Tenants are liable for the actions of people at the premises with their permission.
The landlord said there were several broken window-stays, the door of a kitchen cabinet had been taken off and the hinges removed, the shower caddy had been removed and the curtain rails in a bedroom were damaged. There was a hole in the kitchen wall and damage to the panel in an external door. The damage is more than fair wear and tear, and the tenant has not disproved liability for the damage.
