How much is owed for rent?

The tenancy ended on 20 September 2023. The landlord provided rent records which prove the amount owing at the end of the tenancy.
On 4 September 2023, The Tribunal made an Order terminating the tenancy and awarding rent arrears to 6 September 2023. That Order, made under application 4643709, is incorporated into this award for enforcement purposes.

Did the tenant comply with their obligations at the end of the tenancy?

At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
The tenant did not leave the premises reasonably clean and tidy and did not remove all rubbish. The landlord provided photographs and receipts for the amounts claimed.
The cleaning claim included exterior windows which are usually a landlord maintenance obligation. The landlord did not provide any evidence as to why the cost should be met by the tenant in this instance. The cleaning breakdown notes that three hours were spent on interior and exterior windows. In the absence of a more detailed breakdown and, having regard to the photographs, I have deducted 2 hours from the cleaning claim for exterior windows.
The amounts ordered for cleaning, carpet clean and rubbish removal are proved.
The landlord also claimed $750 for replacement of 5 buckets of paint it says was in the garage at the start of the tenancy, but not at the end. I have some difficulty with the claim for paint. a. The tenant was entitled to vacant possession of the property. The paint was not a chattel and is not referred to in the tenancy agreement. b. There is no evidence of how much paint was in any of the buckets. c. There is no evidence that the landlord has purchased any replacement paint.
The landlord has not established this aspect of its claim. The claim for replacement paint is dismissed.
As the landlord was substantially successful, I have awarded reimbursement of the Tribunal application fee.
