The tenancy ended on 27 November 2023. The landlord provided rent records and water rates invoices which prove the amount owing at the end of the tenancy was $1,942.86 for rent and $28.36 for water.

Did the tenant comply with their obligations at the end of the tenancy?

At the end of the tenancy the tenant must leave the premises reasonably clean and tidy and remove all rubbish, and leave all chattels provided for their benefit. See section 40(1)(e) Residential Tenancies Act 1986.
The landlord produced email photos showing that the tenant did not leave the premises reasonably clean and tidy, and did not remove all rubbish. There was no evidence of any attempt to clean the property and so
The landlord produced invoices for the cost of cleaning, including the carpet cleaning and repair. There was some damage to the carpet, which has been repaired, rather than replaced.
The landlord also produced correspondence following the end of the tenancy in which he had set out the amounts owed. The tenant accepted responsibility for the cleaning and tidying, but questioned payment for cleaning the curtains.
The landlord told the Tribunal that the curtains were mouldy and required cleaning.
In the absence of any evidence from the tenant to the contrary, I am satisfied that the landlord should be compensated for the costs of cleaning, rubbish removal, lawns and repair of the carpet. The amounts ordered are proved.
Because Barfoot & Thompson Limited As Agent For Peng Li Li Chen Barfoot Thompson has wholly succeeded with the claim I must reimburse the filing fee.
