Reasons

The landlord attended the hearing.
Telephone calls were made to the tenant. The first call was disconnected after being answered. The tenant answered the second call. The tenant said that she was sick in bed and did not wish to take part in the hearing. I had explained to the tenant that the hearing would proceed without her. The tenant disconnected the call. No adjournment had been sought and no medical evidence provided.
The landlord has applied for termination and possession, rent arrears, compensation and reimbursement of the filing fee following the end of the tenancy.
The application for termination of the tenancy was withdrawn by the landlord as the tenant had been evicted from the tenancy on 10 March 2024 due to a breach of a different Tenancy Tribunal order.

The tenancy ended on 10 March 2024. The landlord provided rent records and water rates invoices which prove the amount owing at the end of the tenancy was $6,104.29 for rent and $688.29 for water rates.

Did the tenant comply with their obligations at the end of the tenancy?

At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
The tenant did not leave the premises reasonably clean and tidy, and did not remove all rubbish.
The landlord provided photos of the premises and invoices in support of the claims.
The claim for cleaning was to bring the premises to a standard where, if the landlord wished to, the premises could be relet. That is generally considered to be a higher standard than that required of a tenant, which is to simply leave the premises reasonably clean and tidy.
I have reduced the cleaning claim to $600.00, which in my view would be sufficient to have achieved the necessary reasonably clean and tidy standard.
The landlord claimed $1,230.50 for rubbish removal and skip hire. During the video hearing, the landlord was able to show me in real time the rubbish remaining around the premises and in a garage unit. That evidence was such that I consider the claim for rubbish removal to be reasonable.
The tenant did not return the keys. The claim for two locks to be changed at $172.50 is reasonable.
The amounts ordered are proved.
The bailiff fee of $200.00 on the tenant eviction on 10 March 2024 is ordered.
As Gramax Property Management Limited has wholly succeeded with the claim I must order the tenant to reimburse the filing fee.
