Phillip John Wright must pay Kaimai Property Management Limited As Agent For Greg Campbell And Mandy Davies $1,461.28 immediately, calculated as shown in table below.

Reasons

The landlords and their representative attended the hearing by video conference. The tenant did not attend, and his phone did not connect. He has been emailed notice of the hearing date and time, so I continued in his absence.
The landlord has applied for compensation following the end of the tenancy.
The landlord advises that the tenancy ended on 21 June 2024 leaving rent owing of $1,340.00.
The bond of $1,680.00 has been refunded to the landlord.
I have shown the rent arrears and bond refund in this order so that these are accounted for.
At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
The landlord has supplied photographs to prove that the tenant did not leave the premises reasonably clean and tidy, and left rubbish and unwanted belongings behind.
The tenant did not return the keys.
A smoke alarm was missing and needed to be replaced.
The carport had been damaged. There are two large holes in the cement-board walls. The damage occurred during the tenancy and the landlord believes it was caused by a ball being kicked against the carport.
This is more than wear and tear, so the tenant is liable.
I award the quoted cost to purchase replacement materials. The owners intend to do this work themselves.
Invoices were provided for all other costs and these are awarded.
Because Kaimai Property Management Limited As Agent For Greg Campbell And Mandy Davies has wholly succeeded with the claim I must reimburse the filing fee.
No suppression orders were sought.
