Claims for lightbulbs and painting in the living room are dismissed.

Reasons

Both parties attended the hearing.
Ms Hurinui arrived late. The landlord had presented most of its claims by the time she arrived, so the Tribunal summarised the claims for her, and she confirmed that she had received the application and supporting documents.
The landlord has applied compensation and reimbursement of the filing fee following the end of the tenancy.
Rent was in credit at the end of the tenancy and the landlord has already received the bond. Those amounts have been applied to the tenant debt in Order 1 above.

Did the tenant comply with their obligations at the end of the tenancy?

At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
The tenant did not leave the premises reasonably clean and tidy and did not remove all rubbish. The landlord provided photographs and invoices of the costs incurred.
The tenant didn’t dispute the work done but said it shouldn’t have cost as much as it did. She had no evidence to support her position. Having regard to the photographs and similar claims in the Tribunal, the costs for cleaning and rubbish removal were modest. I have not included photograph 14 of the landlord’s evidence in my considerations as the tenant said that showed her neighbour’s items, not her rubbish.
The amounts ordered are proved.
The landlord also claimed for lightbulbs. The tenant seemed to suggest that the landlord should replace lightbulbs through the tenancy. That is not the case. However, the landlord did not identify what (if any) obligation the tenant had breached by failing to replace lightbulbs. That aspect of the claim is dismissed.

Is the tenant responsible for the damage to the premises?

A landlord must prove that damage to the premises occurred during the tenancy and is more than fair wear and tear. If this is established, to avoid liability, the tenant must prove they did not carelessly or intentionally cause or permit the damage. Tenants are liable for the actions of people at the premises with their permission. See sections 40(2)(a), 41 and 49B RTA.
The following damage was caused during the tenancy: wall and paint damage in the bathroom ad a bedroom, wardrobe door removal The damage is more than fair wear and tear, and the tenant has not disproved liability for the damage.
Again, the tenant did not dispute the work done but said it shouldn’t have cost as much as it did. She had no evidence to support her position. Having regard to the photographs and similar claims in the Tribunal, the costs for repairs are consistent with other claims of this nature.
The amounts ordered are proved.
The landlord also had a claim for wall repair in the living room but did not have any photographs (or other evidence) of the alleged damage. That claim is dismissed.
As the landlord was the successful party, I have order reimbursement of the Tribal application fee.
