The Bond Centre is to pay the bond of $2,520.00 (3611776-002) to Manage My Rentals Limited As Agent For Mayur Gandhi immediately.

Reasons

The landlord attended the hearing held by videoconference today. I telephoned both tenants however both numbers went to voicemail. I continued the hearing in their absence as they have been emailed notice of the hearing date and time to their addresses for service and been sent text reminders.
The landlord has applied for rent arrears, compensation, refund of the bond, and reimbursement of the filing fee following the end of the tenancy.
The tenancy ended on 17 October 2024 by previous Tribunal order on the grounds of abandonment. The landlord provided rent records which prove the amount owing at the end of the tenancy is $3,000.00.
Tenants must leave premises reasonably clean and tidy, remove all rubbish, return all keys, and leave all landlord chattels. Section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
The premises were mostly left reasonably clean and tidy. I award the modest claim for a few areas that were missed.
Some belongings were left behind to be disposed of by the landlord (TV, bed slats, two folding chairs on the balcony, and minor bits and pieces in drawers and cupboards).
I award the claim for the cost to remove and dispose of these and to repair three small areas of damage proven to have occurred during the tenancy and more than normal wear and tear. The damage is:- a. Paint damage on the door jamb where it may have been prised open; b. Damage to the paint surface in one corner of bedroom two (perhaps where something had been removed); c. A deep scratch low on the wall at the end of the hallway.
I do not award the cost of replacing five specialty lightbulbs that cost a total of $79.90+gst. A tenant can only be expected to pay for standard lightbulbs and usually only after a tenancy of some duration.
The invoices for the cleaning and disposal and repair work were provided and are reasonable.
The landlord has been substantially successful with the claims, so I award the filing fee.
The bond is refunded to the landlord and the balance is payable by the tenants. If the tenants contact the landlord and agree on repayment, they may be able to avoid collection fees and credit rating issues.
No suppression orders apply.
