- The landlord attended the hearing which ws held by videoconference. The tenant did not attend. Two calls were made to the number given in the Notice of Hearing, which was properly served. Both went to answerphone.

- The tenancy ended on 30 November 2025. The tenant had given notice of termination ending the tenancy before then but that is the date she vacated. The tenant must pay rent until he moved out. 1

- At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. 2 The tenant must also replace standard light bulbs.
- Exit inspection photographs show that the tenant did not leave the premises reasonably clean and tidy and did not remove all rubbish. The exit inspection report noted marks and staining to all of the carpets.

- The charges for rubbish removal and work on the grounds are very high. The evidence shows that a large quantity of rubbish was left, some of it quite bulky and requiring specialised disposal. The grounds are extensive and were badly overgrown.
- This was a 3 year tenancy. A tenant is required to leave the premises reasonably clean and tidy, not turnkey ready for a new occupation. For that reason the compensation awarded for cleaning costs is a little less than the invoice paid by the landlord. 1 S.60(1) RTA 2 S.40(1)(e)(ii)-(v) RTA
