The carpet was dirty and heavily stained with a red substance. Professional cleaning could not remove the staining.
The extent of staining is such that replacement of the carpet is justified.
The cost of replacing the carpet (lounge and two bedrooms) was $2,950.00 per an invoice from P & P Contractors.
Ms Loane submitted that the carpet was approximately 7 years old at the end of the tenancy.
I will apply depreciation of 50% to the replacement cost claimed. Curtains and blinds
The curtains were stained and smelled bad.
The venetian blinds in the kitchen and laundry were missing at the end of the tenancy.
The claim for replacement of the curtains and blinds is proven.
